How to prepare a rental application without a Schufa

Start with a short, specific message

Reply to the actual Listing, not every flat with the same paragraph. Mention the location, your intended move-in date and why the flat suits you.

Say that you are moving for work and have a signed offer, if that is true. Explain briefly that you do not yet have a German credit report.

Offer to provide appropriate evidence at the next stage. Your first enquiry does not need a passport scan, complete bank statement or employment contract attached.

Keep your description accurate. A future salary is not income you already receive, and gross salary is not net salary.

Prepare your documents before you need them

A Bewerbungsmappe (rental application folder) helps you keep everything ready. Preparing it does not mean sending every page immediately.

• A short cover letter: your move, household, preferred start date and a truthful explanation of your employment.
• A Mieterselbstauskunft (tenant self-disclosure): relevant application details, such as household size, occupation and affordability. Do not treat every question on a template as mandatory.
• A signed job offer or work contract: prepare a copy showing relevant employment and salary details. Redact unrelated personal information.
• Employer confirmation: ask HR whether they can confirm your role, start date and contractual salary. This may help explain your situation.
• Income or savings evidence, where appropriate: existing payslips or limited bank evidence can support your explanation. Savings may help explain the gap before your first salary.
• An identity document: keep it ready for necessary identity checks. Do not routinely email a full copy to an unverified contact.

If you have a credit report from another country, ask whether the landlord would consider it. A guarantor may also be worth discussing, but acceptance is their decision.

Do not claim that your employer guarantees rent unless there is an actual agreement. Do not say you have a clean Schufa record if you have no report.

Share evidence at the right stage

Germany’s data protection authorities distinguish enquiries and viewings, applications for a specific flat, and final checks after a landlord selects an applicant.

Their January 2026 guidance places financial proof and rental-specific credit checks at the final stage, immediately before signing. Do not assume an early document request is necessary or appropriate.

Your complete Schufa data copy contains more personal information than a landlord needs. The authorities say landlords cannot demand the full Article 15 data copy.

Share only relevant information, redact unrelated transactions and verify who receives it. A previous landlord is not obliged to issue a rent-debt-free certificate, so it cannot be demanded.

Never pay for a viewing, key delivery or an unseen flat. Verify the property and the person offering it before committing money or sharing sensitive documents.

A viewing alone does not prove an offer is genuine. Verbraucherzentrale warns that rental fraud can also involve accessible flats and convincing paperwork.
