You have a signed German job offer and need a flat in Munich. You do not yet have a Schufa (German credit-reporting agency) report.
You can explain that situation and ask whether the landlord will consider relevant employment and income evidence at the appropriate stage.
A work contract is not a guaranteed substitute for a credit report. This Guide and Munich’s municipal housing routes cannot guarantee acceptance.
Prepare your first enquiry, not every attachment
Start with a short message about the actual Listing, your household and your intended move-in date. Say when your job starts, if confirmed.
Do not describe future salary as income you already receive. Ask HR for confirmation of your role, start date and contractual salary.
Keep supporting documents ready privately. Your initial landlord enquiry does not need your passport scan, bank statements or full employment contract attached.
This differs from a municipal eligibility application, which requires supporting documents. Follow the city’s official instructions and use its stated submission channel.
Our rental application without Schufa Guide explains staged sharing and includes complete, labelled fictional Folder and bilingual Landlord Message samples.
Verify the property and the person offering it before sharing sensitive documents or committing money. Never pay for a viewing or key delivery.
Use Munich’s official search routes
Munich’s municipal landlord, Münchner Wohnen, offers several housing routes. A job offer does not give you automatic access to every route.
Konzeptioneller Mietwohnungsbau (KMB, Munich’s concept-based rental housing programme) is one route.
For KMB flats and part of its freely financed stock, Münchner Wohnen directs applicants to its official ImmoScout24 and Immowelt profiles.
Follow the links from its official housing-offer page. Do not assume an advert using its name is genuine.
There are no waiting lists for this direct search route. Its property-management offices do not accept apartment enquiries.
Check each advert’s requirements and apply through the stated channel. These are additional places to search, not verified Schufa-free offers.
Understand SOWON before relying on it
SOWON (Soziales Wohnen online, Munich’s online housing application portal) lets you apply for city assessment for subsidised housing.
Eligibility depends on household circumstances, income, assets and residence in Germany. Applicants who are not German citizens also need appropriate immigration status.
Your job offer alone does not establish eligibility.
Employment does not automatically exclude you. The city considers adjusted household income and known changes over the next twelve months.
Do not compare your net monthly salary directly with a published eligibility ceiling. Use the city’s income and assets guidance and application process.
After registration, eligible applicants can apply to matching subsidised offers through SOWON. The city prioritises housing urgency; the landlord still chooses the tenant.
On 28 October 2026, the city reported around eight months to process registration applications. Subsequent housing placement can take months or years.
Continue searching the private market rather than treating registration as your move-in plan. Check the subsidised-housing service page for current requirements and waiting times.
München Modell is a different route
München Modell (Munich’s housing programme for middle-income households) has its own eligibility assessment.
If approved, you receive a Bescheid (official eligibility decision). You then apply directly to participating landlords or housing cooperatives.
You can submit the eligibility application through SOWON, but München Modell flats are not advertised there. Approval does not reserve a flat.
Read the city’s München Modell instructions before relying on this route. Unlike subsidised-housing registration, this application does not require asset declarations.
On 28 October 2026, the city reported around eight months to process applications. Check the current estimate; approval still leaves you needing a flat.
A general Bavarian Wohnberechtigungsschein (housing eligibility certificate) does not authorise occupation of a subsidised flat in Munich.
Munich requires its own application process. The city explains this distinction on its housing-certificate page.
Check the rent, not just the headline price
The city’s Mietspiegel (local comparable-rent guide) and calculator help you understand rent comparisons for freely financed flats.
The current edition is Munich Mietspiegel 2025. Use the official city page and check whether its calculator applies to your flat.
A citywide average is not a forecast of available Listings, a universal rent cap or proof that an advert is fraudulent.
Check which costs the advert includes. Understand operating costs and any stepped or index-linked rent before signing.
The city offers free initial rental advice under specified conditions. The flat must be within Munich’s city boundaries.
Free initial advice requires that you are neither represented by a lawyer nor a member of a relevant interest-representation organisation.
Interpreting can be provided if your language skills are insufficient. Check eligibility and appointments; this is not a flat-finding service.
